What’s the Cost to Repair a Commercial Boiler in the NYC Area?

November 04, 2019

Think the boiler system in your building needs to be repaired?

A commercial boiler repair in the Queens/NYC area can range anywhere from $350 to $5,000+, depending on how extensive the problem is.

Yes, that’s a wide range. But it’s hard to pinpoint anything more specific because the cost of a commercial boiler repair varies depending on:

  • The type of repair needed

  • Your boiler’s manufacturers warranty

  • The contractor you hire

To help you budget for your next boiler repair project, we’ll explain each of those 3 price factors above.

3 price factors of a commercial boiler repair

1. The type of repair needed

Depending on what’s wrong with your commercial boiler system, you may need to have one or more parts repaired or completely replaced.

Boiler Parts

Boiler parts vary in price. Some cost a lot more than others. And the cost of the replacement part itself impacts the overall cost quite a bit.

For example, we’ve listed below some parts that are commonly replaced during a commercial boiler repair:

  • Heat exchangers

  • Gas valve

  • Circulating pumps

  • Burners

  • Motors

  • Ignitors/Flame Sensors

The parts above are listed in order of most expensive to least expensive and do not take into account the labor required to install them.

Other heating systems components

Aside from the boiler equipment itself, there could be an issue with other components of your commercial boiler that can impact the repair price. This includes:

  • Plumbing lines

  • Radiator/valves

  • Exhaust/venting

2. The boiler’s manufacturer’s warranty

All commercial boiler manufacturers (i.e. Burnham, Weil-McLain, etc) offer “limited” and/or “lifetime” warranties that cover the cost of certain replacement parts.

That said, if your commercial boiler’s manufacturer's warranty is still valid, you’ll most likely pay less out-of-pocket for the repair.

These warranties typically cover just the replacement parts and not the labor required to fully fix something. Sometimes, this warranty will stipulate that the manufacturer and property manager/building owner split the cost of repairs after a certain amount of years.

Depending on the manufacturer, certain boiler parts are covered anywhere from 1 to 15 years after installation. Some parts, such as the boiler heat exchanger, may even be covered for the lifetime of the boiler.

To determine whether or not your commercial boiler’s manufacturer’s warranty is still valid, you’ll need to contact your manufacturer. As long as you have the boiler model number, serial number and date of installation, they should be able to determine whether or not the warranty is still valid.

3. The contractor you hire

Not all contractors charge the same for their boiler repairs. Typically, a contractor who is more experienced in boiler repairs and is highly trained and certified will charge more.

However, choosing a contractor with less experience for the sake of saving money is never a good idea.

A commercial boiler is an integral part of your building/property. It’s also a complex system that can pose safety threats (and high utility bills) if it’s not operating correctly. Leaving the repair to an inexperienced contractor can result in more time and money wasted in the long run due to repeat work.

Our advice? Be sure to vet a contractor thoroughly before hiring a contractor to handle your boiler repair project.

When vetting contractors, make sure that they:

  • Have at least 5-10 years of experience repairing commercial boilers

  • Are licensed and insured in the state of New York to handle commercial boiler repairs

  • Can provide an upfront quote in writing detailing what it will cost to perform the repair

  • Have good reviews and ratings on sites such as the BBB, Google and Yelp
