Do I Need to Get My Boiler Inspected?
In Queens/NYC, annual boiler inspections are more than just a good practice — they’re a legal requirement, particularly for buildings above a certain size, such as:
- Low-pressure boilers in residential buildings with 6 or more families
- Low-pressure boilers in any residential buildings classified as Single Room Occupancy dwellings (SROs)
- Low-pressure boilers in mixed-use buildings

- H-stamp domestic hot water heaters with over 350,000 BTUs in residential, mixed-use, and commercial buildings

It is important to keep in mind the following when scheduling your boiler inspection:
- While you must have your boiler inspected once a year, the current year's inspection must be at least six months apart from the date of the previous year's inspection to meet compliance.
- If your boiler inspection filing is not submitted on time, you will be subject to a fine imposed by the DOB. That is why we recommend avoiding appointments in November and December, so the licensed master plumber who performs your inspection has enough time to file the inspection report by the end of the year.
What Happens During a Boiler Inspection?
During a boiler inspection, a technician will perform a visual inspection of your boiler and boiler room for safety issues and code compliance. A typical inspection includes an evaluation of the following:
Boiler room conditions
- Is the boiler room cluttered or free of debris and storage?
- Do the boiler room lights work?
- Are there any holes in the walls and ceilings?
- Does the boiler room door open to egress?
- Is there a remote switch outside the boiler room door?
- Breeching / Chimney - Is the flue pipe (exhaust) and chimney free of cracks and openings?

The LMP will complete a boiler inspection report, which must be filed with the NYC DOB within 14 days of the inspection's date.
Is Boiler Maintenance Required During an Annual Boiler Inspection?
As of April 2022, NYC requires testing of the boiler controls and safety devices as part of the annual boiler inspection. While your inspection must be performed by a Licensed Master Plumber, this type of maintenance can be done by a qualified heating company or boiler mechanic. Be sure they provide a copy of the boiler maintenance and testing they perform so the LMP can submit it with your boiler inspection filing.
What Happens if My Boiler Does Not Pass Inspection?
Depending on the condition of your boiler(s) and boiler room, repairs or "corrections" may be needed to pass inspection. The LMP performing your inspection should provide a written report outlining any corrections that are required to pass inspection.
Keep in mind: you will need to complete the repairs within 90 days of the date of inspection or you will be subject to fines.
What Happens if I Miss My Boiler Inspection?
Annual boiler inspections are mandated by NYC DOB. If you fail to have your boiler inspection performed and filed for any given year, the penalty is a monetary fine of:
- $50 per boiler/month*
- $1,000 maximum fine per boiler/year*
If you do receive a violation from the DOB for missing an inspection, unfortunately, it is not possible to avoid paying a fine. Plus, the fine(s) will need to be paid in order for the current year inspection to be properly filed. For example, let’s say you fail to have your 2025 boiler inspection done, but you do have the inspection done the following year. The current year inspection cannot be filed unless the fine(s) for any open violations are paid.
